
Xenia Armory
The Restroom and Masonry Systems at the Xenia Armory were over 50 years old, had exceeded their life expectancy, and were constantly under repair and especially non-energy efficient. Specifically, the project was to include assessment of the building plumbing system, latrine upgrades to include replacement of toilets, urinals, sinks, distribution piping, backflow preventers, valves, exhaust fans, lavatories, partitions, water fountains, and to ensure ADA and code compliance. Building exterior renovations included tuckpointing to the brick masonry and replacement CMU units. Our recommended improvements, arrived at after a thorough building assessment, brought the facility up to code, provided significant energy savings for the agency and improved the overall training environment for our National Guard personnel and employees.
As our seventh armory renovation for the Ohio Adjutant Generals department, our team was familiar with the hidden issues that are often found once construction commences on these aged armories. Upon reviewing the existing drawings our team strongly suspected that the sanitary lines under the building were in serious disrepair. After the Owner paid to have the lines scoped, our assumption of the degradation of the pipes was proven to be correct. Rather than renovate the centrally located restroom as the client has planned, we instead proposed relocating it to the building's perimeter. This saved the Owner from having to tear up large portions of the existing concrete floor slab to repair the aged sanitary line.
Our experience with these facilities and ability to foresee potential issues prior to construction has led to institutional knowledge that both saves time and resources for all stakeholders.
